Guest Reservation Agreement

Welcome to your cabin in the Smokies! Please read over of policies and regulations to ensure your vacation in the Smokies is as hassle-free and enjoyable as possible. Please read, sign and return a signed copy of these documents to my office prior to your arrival date.

Check-in begins at 4:00 pm and check-out is no later than 10:00 am unless other arrangements have been made with the management company. Guests will be charged $25.00 for each addition 15 minutes past the 10:00am checkout time. Housekeeping will report.

PLEASE NOTE THAT THIS RESERVATION IS FOR THE NUMBER OF ADULTS AND CHILDREN (regardless of age, adults 13 and over, children 12 and under ) SPECIFIED ON YOUR INITAL CONFIRMATION LETTER REGARDLES OF THE NUMBER THE CABIN SLEEPS. If found to exceed this number of guests during occupancy of the cabin, there will be an additional $50.00 charge per person, per night added to your credit card. A receipt for that charge will be emailed to you. Must be 21 years old to rent.

Policies and Regulations

We are not responsible for accidents, injuries or stolen or damaged property during your stay with us. Please keep in mind that you are visiting someone’s home and must treat it as such. If you or anyone in your party damages any part of this property to include linens such as towels, bed sheets, comforters etc., you will be held responsible for reimbursement and will be charged for any damage upon your departure. This cabin is privately owned and I do reserve the right to refuse service to anyone for any reason at any time. Inflatable and or any other type of personal mattresses are strictly prohibited due to fire and insurance restrictions. All guests must sleep in a bed and or other sleeping accommodations provided. Sleeping on sofas, chairs recliners etc. are strictly prohibited for to sanitary reasons.

This Cabin is Strictly Non-Smoking

Upon departure, if there is any trace or evidence of smoke inside the cabin, you will be charged excess of up to $450.00 to attempt to re-clean and fumigate the cabin for incoming guests. If you must smoke, please do so outside the cabin with doors closed. Fireplaces are closed from April 1- November 1st. You will be charged for use during this time.

Guests will be charged up to $450.00 if evidence of pets in a non animal friendly cabins and guests are responsible for any damages caused by their pet. There is a $93.00 non refundable pet fee, per pet in pet friendly cabins. All animals must be accounted for and disclosed before check in. Animal fees will apply.

Maintenance Issues

If a maintenance problem occurs during your stay, please notify the management company immediately. I cannot be held accountable for problems I am not aware of. Every attempt will be made to resolve the problem within a reasonable amount of time. Likewise, no refunds or discounts will be given for problems beyond my control, such as cable, public utilities, satellite or cable signals, hot tub malfunctions, septic tanks, wells, appliances, heating, and air-conditioning or weather conditions. If problems do occur that cannot be resolved, I will attempt to move you and your party to another cabin if availability exists.

Hot Tubs

Hot tubs are drained, cleaned and sanitized with floating chemicals between guest turnovers. We do not offer hot tub draining and re-cleaning during your stay so please shower before hot tub use. Hot tubs are not to be used as swimming pools for children. We highly recommend that children under the age of 15 not use hot tubs. Soaps, oils, bubble bath, shower gels etc. are not to be used in hot tubs. Upon departure, if any foreign items such as, but not limited to food, beer cans, bath products, diapers, etc. are found in the hot tub, you will be charged $100.00 cleaning fee. You will be charged $ 400.00 for any damage or breakage of hot tub cover.

Cancellation, Change and or no show policy

A change or cancellation of your reservation requires 30 days’ notice. If you cancel your reservation before 30 days prior to your arrival date, your deposit minus a $ 100.00 cancellation fee will be refunded. If you cancel and have less than 30 days, you will forfeit your entire deposit that was charged when the reservation was made. (We need enough time to rebook for the number of days that were held for you.) Guests will be charged 100% of their stay if canceled with less than 14 days. A change of reservation date will be allowed once and within 6 months of the original reservation if changed within 30 days prior to arrival date. If you are a no-show and do not inform management company you will not be coming in, you will be responsible for the entire stay without a refund.

If you have to leave earlier than planned, we cannot refund your money. We also do not refund or discount for weather conditions. We recommend that you purchase trip insurance for winter reservations. From December- March, it is your responsibility to come prepared for the winter weather. We as a rental company do not give refunds because of inaccessibility due to weather conditions.
